Dream place would be a big yard, 4 bed 2.5 bath with AC, a garage and a basement. Obviously that's not really what we can find right now, so minimum is a 3 bed 1.5 bath with AC, garage or basement, and yard space to take my 7lb mini dachshund out.

I'm thinking more northwest Denver, but okay with the Reunion area.
Northwest Denver and Reunion both have some solid options, especially for new builds. Is there anything that's a total dealbreaker for you in a home?
Too small of a kitchen or outdoor space are my dealbreakers. I cook a lot, and being in an apartment has been hard with 2 under 2 and a dog, so that's important to me.

Why the 3-month commitment?

The ad runs a learning phase for about 45 days while it finds the right people in your market. Pull it before then and you never see what it's actually capable of. Three months gives it time to dial in.

Isn't this just Zillow with extra steps?

The opposite. These are your leads, in your account, under your brand, with no 40–50% referral fee taken off the top of every deal. I built this specifically to get off Zillow Flex.

Will leads know it's a bot?

I've trained this assistant for years to sound like a real person, and most leads never realize. It qualifies them and warms them up. You step in to build the relationship and close.

Who are you?

Aren't Facebook leads junk?

Will my brokerage allow this?

Almost always, yes. The ads run under your name and brand, you're marketing yourself. I include your license number and brokerage on the ads to keep it compliant. If your broker has a specific rule, loop them in, there's nothing to hide.

Is the AI texting compliant?

Yes. Every lead opts in through the ad with consent language, and there's a clear opt-out on everything. It's been run clean across a lot of markets, and you're not the one writing the texts, I handle all of it.

Do I own the leads, and what if I want to cancel?

The leads are yours, in your account, under your brand. The only commitment is the first 3 months, because the ad needs about 45 days to learn before it's at full strength. After that you're month-to-month and can cancel anytime with 30 days' written notice. No long contract.

If it works so well, why sell it instead of keeping it to yourself?

I still run it in my own business every day, it's not either/or. I only open one seat per market, and never in a market I work, so helping an agent somewhere else costs me nothing, it's good money, and I genuinely like doing it. If I signed up everyone, the ad would stop working, which is the opposite of what I want.
